What is the difference from our construction method from the current construction methods in South Africa in general, and what are the advantages?
Construction Method German Modern Houses (Standard)
Foundation:
In the construction of almost all large and complex buildings, the foundation is constructed using a slab foundation.
Slab foundations are also ideal for construction on poorly load-bearing soils (sand/water-clay).
The slab foundation transfers the load across its entire surface, thereby reducing the stresses beneath the foundation (this property is particularly advantageous in poorly load-bearing soils and also in earthquake zones).
This prevents uneven building settlement.
We build our houses on steel-reinforced concrete floor slabs, as this is considerably more earthquake-resistant than the point foundations (column foundations) used here in South Africa.
This also prevents cracks in walls and ceilings, as the building rests on a single, interconnected structure.

Construction Method in South Africa
Foundation:
The point foundations are almost always constructed in conjunction with strip foundations.
The building's foundation system consists of several point elements that absorb the building's load and transfer it into the subsoil.
Compared to a slab foundation, a point foundation extends deeper into the ground and must primarily withstand compressive forces,
but can withstand almost no tensile forces, which is a problem in earthquake zones due to the vibrations.
In general, point foundations can also lead to uneven settlement of the structure, which can result in cracks in the structure.
Walls
The construction almost always consists of clay bricks or 140mm hollow blocks, which no longer meet today's requirements for insulation, water resistance, and often even compressive strength.
This outdated construction method (for houses up to three stories high) not only increases the planning effort but also the construction costs due to the significantly longer construction time.
Another problem specific in South Africa is severe weather (rain), which can cause independent reinforced concrete columns (foundations) to settle differently due to shifting or softening of the ground, which can lead to anything from cracks to building collapse.

Why do we use AAC blocks
and why is it the perfect building material for South Africa?





Thanks to the vapor-permeable stone structure of aerated concrete, the building material creates an optimal balance between humidity and room temperature – damp walls and mold growth have no chance here!
With outdoor temperatures usually high year-round, the masonry retains the cooler indoor temperature.
These ideal indoor climate conditions ensure optimal health and are particularly allergy-friendly.
Due to its high energy efficiency, the walls retain the cooler indoor temperature generated by air conditioning and prevent higher outdoor temperatures from entering the building.
This reduces electricity consumption by up to 80%,
(In combination with our double-glazed windows and insulated roof, as well as our solar panels, the electricity bill can be reduced to Zero).




The different settlement of the column foundations not only causes cracks in the masonry, but also allows moisture to penetrate the walls through the cracks, which can cause carcinogenic black mold.
Repairing foundations is also very expensive afterwards, so this type of construction doesn't really make sense, especially given the sometimes extreme weather conditions in the Philippines.

The roof is constructed with insulated galvanized steel sheets (0,5) on both sides and a layer of thermal insulation (polystyrene) in between.
The insulation prevents room temperature loss and also provides sound insulation (rain).
Due to its stability and thickness of 50mm to 70mm, these roof panels are also extremely resistant to strong wind
Windows (exklusive and luxury Line)





Our windows and doora are german design, because the quality, savety and insulation is 6 times better, than the Single Glass Aluminium windows.
The PVC frame has Consists of 7 blocks with an internal steel frame for savety and insulation.
The window and terrace doors have 5 steel-lock-system in the frame to lock the window and it is from outside impossible without heavy tools and a lot of time to breack in.
The glass is a double glass until 8mm with a space between from 10mm and filled with a arcon gas for high insulation.
Cheaper corrugated sheet metal (0.4 mm) is often used for roofing. This has lower stiffness than trapezoidal sheet metal and therefore also a lower load-bearing capacity.
This leads to faster deformation, which can be problematic in strong winds.
Today, it is only often used for smaller roofs over garages or balconies, facade cladding, and fences, especially in areas with lower structural requirements.
Windows


The main disadvantages of single-glazed windows and patio doors are very poor insulation and poor soundproofing.
This leads to higher costs (air conditioning) and can increase drafts (leaky) and condensation.
Furthermore, single-glazed windows offer no protection against burglary or outside noise.

As you can see from this picture, our window frames are many times thicker and stronger, which not only improves insulation but also keeps these windows completely windproof and rainproof, even in typhoons or strong winds and rain.
They also offer significantly greater burglar-proof protection thanks to the inner steel core (red) and the 3- to 5-point locking system (steel).

The domestic water and wastewater installation is an essential component of the plumbing system and includes both the laying of drinking water pipes and the drainage systems for wastewater.
We base our installation on German legal regulations and standards for planning and execution.
German standards for plumbing installations are the highest in the world and guarantee trouble-free water supply and disposal in our homes for 50+ years.
The same applies to our high-quality bathroom fittings, such as faucets and ceramics (bathtubs, vanities, showers, toilets, etc.), as well as our hot water systems.
Warm Water Solar Systems 5kW and larger Systems (exclusive Line and luxury Line)



Our photovoltaic solar systems are equipped with a 200/300 liter hot water buffer tank and offer a comprehensive solution for environmentally friendly hot water supply throughout the house.
The water is heated by the photovoltaic system via a heating element integrated into the buffer tank.
This modern and environmentally friendly hot water system also saves you up to 90% in water heating costs.
Thanks to the 200/300 liter water tank, you always have enough hot water available throughout the house.
Because our systems heat the water to 70 degrees Celsius, the available hot water doubles to 400/600 liters (35 degrees Celsius shower water, for example), which is definitely sufficient (A family of four uses approximately 135-150 liters of hot water per day).
All water outlets (faucets) in the bathrooms and kitchen have cold and hot water.
